How to Increase Parking Lot Revenue

The levers a lot owner controls: collecting the citations already being issued, adding QR pay-to-park, selling monthly permits, and event pricing, with the math for each.

If you own or manage a lot, there are four levers that raise revenue, and they are not equally hard to pull. This guide takes them in order of effort, starting with the one most operators skip: getting paid for enforcement that is already happening.

Lever 1: collect the citations you already issue

Before adding anything new, look at what happens after your team writes a ticket today. If paying it means mailing a check, or nothing happens when a driver ignores it, the revenue leak is not in how many tickets you write. It is in how few get paid. The usual culprits are payment friction and the absence of consequences, which we break down in why parking tickets go unpaid.

The fix is making payment as easy as the violation was: a QR code on the ticket that opens a payment page, or payment by plate or ticket number, done in about 30 seconds on the driver's phone. Pair that with escalating fines for ignored tickets and plate history that surfaces repeat offenders at scan time. You can put your own volume and fine amounts into our citation revenue calculator and see what moving your collection rate is worth. We deliberately do not claim an average uplift, because lots differ, but the arithmetic on your own numbers is usually persuasive enough.

Lever 2: charge for daily parking with a QR poster

Many private lots sit free or cash-only because gates and pay stations cost real money. QR pay-to-park removes that excuse: print a poster, mount it at the entrance, and drivers scan it, pick a pass, and pay by card. No app, no account, no hardware beyond the sign. On Lotably the driver pays your posted price with no added fees, and the paid session is honored automatically when an officer scans the plate. The details are in our QR code parking payments explainer.

To see the shape of the math, take a 40-space lot near offices that charges $6 a day. If 20 spaces sell on a typical weekday, that is $120 a day, around $2,400 a month across 20 working days. Those are inputs you control and can check against your own occupancy, not an industry figure. The point is that a printed poster can turn standing asphalt into a revenue line without construction.

Lever 3: sell monthly parking with autopay

Daily revenue swings with weather and season. Monthly parkers are the stable base underneath it. The operational problem has always been billing: spreadsheets, invoices, and chasing checks every month. Modern billing puts monthly parkers on card or ACH autopay, sends net-term invoices to corporate accounts that need them, and pauses a parker's enforcement protection automatically if they stop paying. That last part closes the loop: a lapsed monthly parker shows up at scan time like any other unauthorized vehicle, which keeps the roster honest.

Lever 4: price events separately

If your lot sits near a stadium, arena, or a downtown that hosts festivals, event days are worth multiples of a normal day. A pass catalog you control lets you publish an event rate for the day, take payment through the same QR flow, and return to normal pricing tomorrow. Enforcement runs the same way it always does, checking paid sessions before citing, so the busiest days do not need extra process.

What this costs

All four levers run on software you can price before a sales call. Our pricing is published: free at 12% per online payment, or $99 a month plus 5%, one rate covering citations and daily parking alike, with revenue settling to your own Stripe account. Start with lever 1, since collecting what you already bill requires no new signage, no new prices, and no committee. Then add the QR poster and see what your lot actually earns.

Run your whole parking operation on one platform.
