The problems this solves
Visitor spaces fill with second cars
Visitor parking turns into overflow for the building, and the resident with an actual guest on Friday night has nowhere to send them.
Towing is the only tool, and it costs leases
When the choice is do nothing or tow, every enforcement action risks a furious resident at the leasing office and a one-star review the next morning.
The roster lives in a binder
Plates change at every move-in, move-out, and new car. A paper list or a front-desk spreadsheet is out of date within weeks, and officers end up guessing.
- Scheduled visitors and office help
- Residents can schedule a guest up to 30 days ahead, extend a stay within their allowance, and use eligible visitor lots for their own cars. Staff see the host and unit, can issue passes, and record a reason for overrides. Choose calendar-week or calendar-month quotas.
- Applications, waitlists, and plan rules
- Enable online monthly applications, review documents, and offer available spots from a per-lot waitlist. Named plans define days, overnight hours, and event rules. Activate a permit after payment or an authorized staff action.
- Rosters that stay current
- Import residents and their vehicles by CSV, then let residents update their own plates through a passwordless portal. Every scan checks the roster before a ticket is written.
- Guest passes residents issue themselves
- A resident enters a visitor’s plate and the hours needed, and the car scans as authorized. You set a calendar-week or calendar-month allowance, passes at once, and the longest pass, so visitor parking stays for visitors.
- Warnings before tickets, if you want them
- Choose how many courtesy warnings a plate gets at each lot before officers are told to ticket. New residents learn the rules without a fine on day one, and the warning goes on the plate’s record.
- Citations with photos and a pay page
- Officers can attach photos when issuing a citation. The ticket’s QR code opens the pay page, where drivers can pay by card, get an email receipt, and contest eligible tickets online.
- Towing recorded, not improvised
- When a tow is warranted, the officer records it with photos and the reason and calls your tow company in one tap. Towing starts switched off and Lotably turns it on when you ask; you are responsible for following the law where you enforce and assume all risk of using it.
- Reserved and paid parking too
- Charge for reserved spaces or a second vehicle with monthly billing by card, ACH, or invoice, and sell visitor parking by QR poster where the property wants it.

Can residents schedule or extend guest parking?
Yes. Residents can schedule a guest pass up to 30 days ahead, extend a stay within their allowance, or register their own car for an eligible visitor lot. Set calendar-week or calendar-month quotas, simultaneous-pass limits, and maximum length. Staff can issue passes for residents and record a reason when overriding limits.
Can people apply for monthly parking online?
Yes. Turn on online applications, choose the plans and documents to request, and set monthly spots per lot. Staff can approve, decline, or waitlist applicants. When a counted spot opens, the next applicant receives an offer held for 72 hours. Approval creates the permit; it starts after the first payment or a staff action, depending on the payment arrangement.
Do residents need an app to register a guest?
No. Residents sign in to the parker portal on your site with the email on their permit, enter the guest’s plate and the number of hours, and the pass is active. The guest just parks. You set calendar-week or calendar-month allowances, simultaneous-pass limits, and maximum length. Residents can start now or schedule up to 30 days ahead.
Can we warn residents before we ticket them?
Yes. Each lot has a setting for how many warnings a plate gets before officers are told to ticket, from 0 to 10, and you choose how many days a warning counts for. A warning carries no fine but goes on the plate’s record, so the next scan knows.
Does Lotably tow cars?
No. Lotably records the tow with photos and the reason, keeps it on the plate’s history, and gives the officer a one-tap call to the tow company you added. Towing and booting start switched off on every account, and Lotably turns them on when you ask. Lotably does not check whether they are allowed where you enforce: you are responsible for following the law, and you assume all risk of using them.
What does it cost for one property?
The Free plan is $0/month plus 12% of payments collected online, for up to 2 lots, with no card required to start. Starter is $99/month plus 5% for up to 25 lots. Both are month to month, and officers use the phones they already carry.
