The short answer

Flash is built around gated garages: kiosks, gates, license plate cameras, and the software that runs them, sold outright or on subscription terms its pricing page lists at 3 to 6 years. Lotably needs no hardware at all. It runs plate enforcement, daily QR parking, monthly permits, guest passes, and payments from the phones your team already carries, month to month, with every payment landing in your own Stripe account.

What Flash (FlashParking) is

Privately held and based in Austin, Texas. Vista Equity Partners invested $250 million in 2022, per Flash’s About page.

Flash sells cloud-based parking access and revenue control (PARCS) for gated garages, including smart kiosks, cash machines, its Flash Vision AI license plate camera, and gates supplied through a partnership with Magnetic. For ungated surface lots it offers QR scan-to-pay, digital permits for monthly parkers, and enforcement through handhelds and mobile LPR, built partly on its 2021 acquisition of OmniPark. Its demand network distributes operators’ inventory to its ParkWhiz marketplace and to channels such as Google Maps, Waze, ParkMobile, and Ticketmaster.

Flash was founded in Austin as Klever Logic in 2011, renamed FlashParking in 2018, and says it serves more than 17,000 parking locations. It sells on three models: hardware-as-a-service, transactional, or a one-time hardware purchase with software modules priced separately.

Where Lotably is different

  • Month to month instead of a 3 to 6 year term

Flash’s pricing page lists hardware-as-a-service terms of 36, 48, 60, or 72 months, and says its hardware-as-a-service and transactional models have terms from 3 to 6 years. Lotably’s Free and Starter plans are month to month, and you can cancel anytime.

  • No hardware to buy or lease

Flash offers a QR-only option for surface lots, but its gated product means kiosks, gates, and cameras installed at each lane. Lotably runs on the phones your team already has, with plate reading built in, and daily parking needs only a printed QR poster per lot.

  • Every feature on every plan

Flash’s one-time hardware option prices software modules separately, per its pricing page. On Lotably, enforcement, permits, daily parking, guest passes, towing and booting records, and owner reports are on every plan, with no add-on modules.

  • Published prices, self-serve signup

Flash publishes its purchase models but no dollar amounts, and its “Get started” page is a contact-sales form. Lotably publishes every self-serve price and lets you sign up online and set up the same day.

  • Payments settle to your own Stripe

Flash’s website doesn’t state who receives driver payments or when. With Lotably, every payment is a direct charge on your own Stripe account, and by default drivers pay only the price you post.

  • Guest passes, towing, and booting included

Flash describes validations for nearby businesses and visitor credentialing, but its site doesn’t describe resident guest passes, towing, or booting workflows. Lotably includes all three, alongside citations drivers pay online in about 30 seconds.

When Flash (FlashParking) may be the better fit

If you run gated garages and need lane hardware, ticketless camera entry, cash acceptance, or pay-on-foot kiosks, Flash makes that equipment and Lotably doesn’t: we don’t control gates, sell kiosks, or install fixed cameras. Flash’s demand network also reaches drivers through marketplaces and maps, and Lotably has no equivalent. Lotably fits ungated lots, portfolios enforced on patrol, and any operator who wants enforcement, permits, and payments without a hardware contract.

Switching, or running both

Running a mix of gated and ungated sites? You can keep Flash at the gated garages and run your surface lots, permits, and enforcement on Lotably. Import your monthly roster by CSV, add paid sessions by hand or by CSV so officers don’t cite paying drivers, and if your Flash setup gives you API access, we build the connection at no extra cost (the vendor may charge for API access).

Enforcement, daily and event parking, monthly applications and plans, billing, scheduled guest passes, merchant validations, dispute evidence, and reports. Booting and towing start off until you ask; you are responsible for following the law where you enforce and assume all risk of using them.

  • Money lands in your own Stripe account

Payments are direct charges on your Stripe account. Lotably never holds your money or pays you out later.

  • No app fee for drivers

By default, drivers pay exactly the price you post. Our fee comes out of what you collect online, never from the driver. If you ask, we can add a flat service fee per parking session that goes to you.

  • Integrations built at no extra cost

Parking BOXX, ParkMobile, and manual/CSV sessions work today. When another vendor offers an API, we build the connection at no extra cost (the vendor may charge for API access).

  • Published pricing

Free is $0/month plus 12% of online payments. Starter is $99/month for up to 25 lots, plus 5%. Daily parking is at most 35¢ or 25¢ a session. No quote required.

  • Runs on the phone you have

Plate reading is built into the officer app, which runs in the browser. Daily parking needs a printed QR poster and nothing else.

Questions about Lotably and Flash (FlashParking)

Is Lotably a Flash alternative?

For ungated lots and enforcement-led operations, yes. Lotably runs plate enforcement, daily QR parking, monthly permits, guest passes, and payments from a phone, month to month, with no hardware. For gated garages that need gates, kiosks, or lane cameras, Flash sells that equipment and Lotably doesn’t.

Does Lotably require a multi-year contract?

No. Free and Starter are month to month, and you can cancel anytime. Flash’s pricing page lists hardware-as-a-service terms of 36 to 72 months and says its hardware-as-a-service and transactional models have terms from 3 to 6 years.

Do I need to buy hardware for Lotably?

No. Officers scan plates with the phones they already carry, because plate reading is built into the browser-based officer app. Daily parking needs nothing more than a printed QR poster for each lot.

Can Lotably work alongside Flash?

Yes. You can keep gated garages on lane hardware and run surface lots and enforcement on Lotably. There’s no Flash connection today, but paid sessions can be imported by CSV or entered by hand, and when you have API access, we build the connection at no extra cost (the vendor may charge for API access).

How fast can I start on Lotably?

The same day. Sign up online in five short screens, add your lots and rates, connect Stripe, and print your QR posters. Your account is live as soon as you sign up, and the Free plan needs no credit card.
