Lotably vs. ParkStash

ParkStash sells digital permits, LPR enforcement, citations, towing, and gate access to property managers, per space or for a 20% revenue share. Lotably is self-serve, priced by lot, with payments in your own Stripe.

The short answer

ParkStash is close to Lotably in scope: digital permits tied to plates, QR scan-to-pay, an Enforcer app that gets alerts from fixed LPR cameras such as Eagle Eye, citations paid online, and tow coordination, plus gate access control that Lotably doesn’t offer. The differences are in how you buy it and where the money goes. ParkStash starts with a sales call and charges per space or takes 20% of revenue, and its pricing page says transaction fees may apply. Lotably is self-serve, priced by lot with published percentages, adds nothing for drivers by default, and settles every payment to your own Stripe account.

What ParkStash is

ParkStash, Inc., a Delaware corporation, led by founder and CEO Sameer Saran.

ParkStash makes parking management software for apartments, student housing, commercial offices, retail centers, and parking lots. Permits are mapped to license plates and sold through its Permit app with rules for price, duration, and sell limits. Visitors can pay by QR code with Apple Pay, Google Pay, or a card without an app. The ParkStash Enforcer app, listed on the App Store for iPhone, shows active violators, scans plates with the phone camera, and gets alerts by email, text, or push when a fixed LPR camera flags a vehicle without a permit. Citations go out by email or as printed QR tickets with photos and GPS location, drivers pay online, and escalation rules can double a fine, block permit purchases until it’s paid, or alert a tow partner.

Eagle Eye Networks published a case study in May 2023 describing how ParkStash connected Eagle Eye LPR cameras to its platform in about two weeks. ParkStash also lists integrations with INEX, Verkada, Genetec, and Turing AI cameras, access control systems including Brivo and PDK, a live Entrata property management integration, and ParkMobile. Its pricing page offers a Revenue Share plan with no monthly software fee and an 80/20 split in the property’s favor, a Standard plan at $199 a month for up to 500 spaces or $299 a month for up to 1,000 spaces (about 20% less billed annually), and custom Portfolio and Enterprise pricing. It lists about $500 for signage, with gate hardware quoted separately.

Where Lotably is different

  • Sign up today instead of booking a call

ParkStash’s “Get Started” and “Contact Sales” buttons lead to a demo call or a pricing inquiry form. Lotably’s signup is self-serve: you can create an account online, set up lots, fines, and officers, and connect Stripe the same day, with no sales call.

  • Priced by lot, not by space or revenue split

ParkStash charges $199 a month for up to 500 spaces or $299 for up to 1,000, tailors plans under 100 spaces, or keeps 20% of revenue on its Revenue Share plan. Lotably’s Free plan is $0 a month plus 12% of online payments for up to 2 lots, and Starter is $99 a month plus 5% for up to 25 lots, with daily parking capped at 35¢ (Free) or 25¢ (Starter) a session. Which costs less depends on your lot sizes and how much you collect online.

  • Money in your own Stripe account

ParkStash’s terms describe it handling payment processing and payouts to hosts, and its site doesn’t say where permit and citation payments settle. Every Lotably payment is a direct charge on your own Stripe account, and Lotably never holds the money.

  • No fees added for drivers

ParkStash’s pricing page says transaction fees may apply, and its terms say reservation prices can include service fees, without publishing amounts. By default, Lotably adds nothing to your posted price or your fines.

  • No camera budget needed to start

ParkStash’s enforcement story centers on fixed LPR cameras feeding alerts to the Enforcer app, and it quotes gate hardware separately. Lotably officers scan plates from a phone, so a lot can be enforced the day you sign up without mounting anything.

When ParkStash may be the better fit

ParkStash does several things Lotably doesn’t. It opens gates for permitted plates through LPR, QR, or Bluetooth access control and detects tailgating, it connects to fixed cameras from Eagle Eye, Verkada, Genetec, and others, and it syncs permits with Entrata based on move-in and move-out dates. Lotably has no gate control, no fixed-camera feeds, and no Yardi, RealPage, or Entrata integration today. If you run gated apartment or student housing communities on Entrata, or you already have LPR cameras on site, ParkStash is likely the closer fit. Lotably fits when you want to start the same day from a phone, pay by lot rather than by space, and keep every payment in your own Stripe account.

Switching, or running both

You can pilot one property while ParkStash keeps running elsewhere. Import residents and their vehicles by CSV, set your permit rules and fines, print a QR poster for visitor parking, and have staff scan plates from their phones. Both companies offer month-to-month terms, so a side-by-side test doesn’t lock you in.

One system, top to bottom

What every Lotably plan includes

  • Month to month, no lock-in

No annual contract and no multi-year commitment on Free or Starter. Cancel anytime.

  • Sign up yourself, set up the same day

Create your account online, add your lots, and connect Stripe in one sitting. You’re live as soon as you sign up.

  • Every feature on every plan

Enforcement, daily and event parking, monthly applications and plans, billing, scheduled guest passes, merchant validations, dispute evidence, and reports. Some workflows need configuration or enabling. No add-on modules. Booting and towing start off until you ask; you are responsible for following the law where you enforce and assume all risk of using them.

  • Money lands in your own Stripe account

Payments are direct charges on your Stripe account. Lotably never holds your money or pays you out later.

  • No app fee for drivers

By default, drivers pay exactly the price you post. Our fee comes out of what you collect online, never from the driver. If you ask, we can add a flat service fee per parking session that goes to you.

  • Integrations built at no extra cost

Parking BOXX, ParkMobile, and manual/CSV sessions work today. When another vendor offers an API, we build the connection at no extra cost (the vendor may charge for API access).

  • Published pricing

Free is $0/month plus 12% of online payments. Starter is $99/month for up to 25 lots, plus 5%. Daily parking is at most 35¢ or 25¢ a session. No quote required.

  • Runs on the phone you have

Plate reading is built into the officer app, which runs in the browser. Daily parking needs a printed QR poster and nothing else.

Questions about Lotably and ParkStash

Is Lotably a good alternative to ParkStash?

For properties that want permits, guest passes, daily parking, and phone-based enforcement without a sales call, yes. Lotably is self-serve, priced by lot, adds nothing for drivers by default, and settles payments to your own Stripe. If you need gate access control, fixed LPR camera alerts, or an Entrata integration, ParkStash offers those and Lotably doesn’t.

How much does ParkStash cost?

Its pricing page lists a Revenue Share plan with no monthly software fee and an 80/20 split in the property’s favor, and a Standard plan at $199 a month for up to 500 spaces or $299 a month for up to 1,000 spaces, about 20% less billed annually. It lists about $500 for signage and says transaction fees may apply.

Does Lotably need LPR cameras?

No. Officers scan plates from a phone with plate reading built in, and the system checks monthly parkers, guest passes, and paid sessions before a ticket is written. There is no camera hardware to buy.

Does Lotably integrate with Entrata?

Not today. Residents and vehicles come in by CSV, and when a vendor offers an API, we build the connection at no extra cost (the vendor may charge for API access). ParkStash lists a live Entrata integration.

Does Lotably charge drivers a transaction fee?

No. By default, drivers pay exactly the price or fine you post. Lotably’s fee is paid by the operator: 12% of online payments on Free or 5% on Starter, and on a daily parking session the percentage or at most 35¢ (Free) or 25¢ (Starter), whichever is less.
