Apartment, HOA & towing software

Lotably vs. Reliant Parking

Reliant Parking runs resident permits, guest permits, and an enforcement app for apartments and HOAs, tied to Entrata, Yardi, RealPage, and MRI. Lotably adds citations drivers pay online, published pricing, and self-serve signup.

The short answer

Reliant Parking is a residential parking platform with a resident app, a manager portal, an enforcement app, and integrations with Entrata, Yardi, RealPage, and MRI, sold by custom quote after a demo. Lotably covers permits, guest passes, and enforcement too, and adds citations drivers pay online in about 30 seconds, daily paid parking by QR, and published, month-to-month pricing you can sign up for today. If a live PMS connection is a must, Reliant has one and Lotably does not.

What Reliant Parking is

Founded in 2012 by Kevin Wexler, per its site. Says it serves over 1,000 residential communities.

Reliant Parking is parking management software for multifamily communities, HOAs, and student housing. It has three parts: a Resident App where residents register vehicles, request and renew permits, register guests on time-bound permits, and report someone in their spot; a Manager Portal for physical and digital permits, guest permits, an interactive space map, and tow decisions; and an Enforcement App with license plate recognition, photo documentation, warning and violation management, tow or no-tow calls, and an offline mode.

It integrates with Entrata, Yardi, RealPage, and MRI, and with Frogparking and Skidata LPR cameras. Reliant says it connects properties with local enforcement partners rather than patrolling itself, and describes itself as parking management only, not for commercial parking operations. Pricing is “$0 setup” with a custom quote scaled to community size, and the way in is a demo or a sales call.

Where Lotably is different

  • Published pricing and same-day signup

Reliant’s pricing is a custom quote after a demo or sales call, with $0 setup, and its site publishes neither a starting price nor contract terms. Lotably’s Free plan is $0 a month plus 12% of online payments for up to 2 lots, Starter is $99 a month plus 5% for up to 25 lots, and you can sign up online and set up the same day.

  • Citations drivers pay online

Reliant’s enforcement app handles warnings, violations, photos, and tow or no-tow decisions, and its site does not describe a driver paying a violation online. Lotably citations carry photo evidence and escalating fines, and drivers pay by QR, plate, or ticket number in about 30 seconds, with an online contest flow.

  • Money settles in your own Stripe account

Reliant’s site mentions payment setup during onboarding but does not say who processes payments or where they settle. Lotably payments are direct charges on your own Stripe account, so Lotably never holds the money, and drivers pay no fee above your posted price by default.

  • Daily paid parking by QR poster

Reliant mentions guest pass monetization and rentable spaces but publishes no rates or workflow for drive-up paid parking. Lotably gives every lot a QR poster with hourly, rest-of-day, until-a-set-time, or event rates, and drivers pay without an app.

  • No hardware needed for plate reads

Reliant lists license plate recognition in its enforcement app and integrates with Frogparking and Skidata cameras, but its LPR page does not say whether plates are read from a phone. Lotably’s plate OCR runs in the officer app on any phone, with nothing to buy.

When Reliant Parking may be the better fit

If your communities run on Entrata, Yardi, RealPage, or MRI and you want resident and permit records kept in sync with it, Reliant has those integrations and Lotably has none today. It also suits teams that want a dedicated onboarding specialist and an introduction to a local enforcement partner rather than setting things up themselves.

Switching, or running both

Export your residents and vehicles and import them into Lotably by CSV, then let residents issue guest passes from their portal. Your staff or patrol partner scan plates from any phone, and Lotably checks residents, guests, and paid sessions in one lookup. Reliant does not publish its contract terms, so check your agreement for notice periods before you set a cutover date.

What every Lotably plan includes

  • Month to month, no lock-in

No annual contract and no multi-year commitment on Free or Starter. Cancel anytime.

  • Sign up yourself, set up the same day

Create your account online, add your lots, and connect Stripe in one sitting. You’re live as soon as you sign up.

  • Every feature on every plan

Enforcement, daily and event parking, monthly applications and plans, billing, scheduled guest passes, merchant validations, dispute evidence, and reports. Some workflows need configuration or enabling. No add-on modules. Booting and towing start off until you ask; you are responsible for following the law where you enforce and assume all risk of using them.

  • Money lands in your own Stripe account

Payments are direct charges on your Stripe account. Lotably never holds your money or pays you out later.

  • No app fee for drivers

By default, drivers pay exactly the price you post. Our fee comes out of what you collect online, never from the driver. If you ask, we can add a flat service fee per parking session that goes to you.

  • Integrations built at no extra cost

Parking BOXX, ParkMobile, and manual/CSV sessions work today. When another vendor offers an API, we build the connection at no extra cost (the vendor may charge for API access).

  • Published pricing

Free is $0/month plus 12% of online payments. Starter is $99/month for up to 25 lots, plus 5%. Daily parking is at most 35¢ or 25¢ a session. No quote required.

  • Runs on the phone you have

Plate reading is built into the officer app, which runs in the browser. Daily parking needs a printed QR poster and nothing else.

Questions about Lotably and Reliant Parking

Is Lotably a good alternative to Reliant Parking?

Yes, if you want online citation payments, daily paid parking, and published pricing in the same system as permits and guest passes. If a live connection to Entrata, Yardi, RealPage, or MRI matters most, Reliant has those integrations and Lotably does not.

How much does Reliant Parking cost?

Reliant does not publish prices. Its site says $0 setup and a custom quote scaled to community size, reached through a demo or a sales call. Lotably publishes its pricing: $0 a month plus 12% of online payments on Free, or $99 a month plus 5% on Starter.

Does Lotably integrate with Yardi, RealPage, Entrata, or MRI?

Not today. You import residents and vehicles by CSV. When a vendor offers an API, Lotably builds the connection at no extra cost (the vendor may charge for API access), so tell us if one matters to you.

Who does the enforcing with Lotably?

Whoever you choose: your own staff, a patrol company, or a parking operator. Officers scan plates from any phone, and per-user permissions control what each person can do. Reliant, by comparison, says it connects properties with local enforcement partners.
