The short answer
Parkade is a full-service multifamily parking platform: residents pick and pay for spots in its app, open gates, share spots, book guest parking, and Parkade’s team handles support and patrols, with PMS and gate integrations. Lotably is lighter and self-serve: permits, guest passes, citations drivers pay online, and daily parking by QR, with published pricing, no fees added for drivers, and payments in your own Stripe account. Pick Parkade for revenue management and gate integration, Lotably for enforcement and payments you run yourself.
What Parkade is
Parkade, Inc., San Francisco, per its terms of service.
Parkade is a parking platform for multifamily buildings and condos. With its PMS integration, residents are invited to the Parkade app at move-in, choose a spot priced by location and features, and pay in the app, separate from rent. Residents can share long-term spots, book open spots for guests by the hour or day, and open gates from their phones. Parkade integrates with Yardi, Entrata, RealPage, Rent Manager, and gate access systems.
For enforcement, patrollers scan plates with LPR in the app, Parkade offers in-person patrols on a schedule the property picks, and its 24/7 support team relocates residents and calls for towing when authorized. Its fee page lists a 3% card fee on monthly parking and $0.25 plus 3% on short-term reservations, charged to parkers, and says penalty fees are split 50/50 between Parkade and the building. Payments are processed through Stripe with Parkade acting as collection agent. Property-side pricing is not published.
Where Lotably is different
No fees added for parkers
Parkade charges parkers a 3% card fee on monthly parking and $0.25 plus 3% on short-term reservations. Lotably adds nothing above your posted price by default, and its fee comes out of what you collect online.
You keep the violation revenue
Parkade’s fee page says penalty fees are split 50/50 between Parkade and the building. With Lotably, citation payments are direct charges on your own Stripe account, and Lotably’s fee is 12% on Free or 5% on Starter.
Published pricing and self-serve signup
Parkade’s property pricing is not published, Capterra lists it as “contact vendor for pricing,” and the way in is a demo or sales call. Lotably’s pricing is on its website, and you can sign up and set up the same day.
Citations that drivers pay online
Parkade fines unregistered vehicles through its own process. Lotably gives your officers warnings and photo-evidence citations with escalating fines, an online contest flow, and payment by QR, plate, or ticket number in about 30 seconds.
No app for drivers
Parkade runs through its resident app, with QR codes mentioned for retail guests. Lotably drivers pay daily parking and citations in the browser from a QR poster or ticket, with no download.

When Parkade may be the better fit
If your building has gated, assigned parking and you want spots priced by location, residents sharing spots, guests opening the gate from their phones, and a team that handles parking questions 24/7 and patrols for you, Parkade does far more of that than Lotably. Its PMS sync with Yardi, Entrata, RealPage, and Rent Manager is also something Lotably does not offer today.
Switching, or running both
Lotably is not a gate or revenue management system, so a building that depends on those would usually keep Parkade. For a lot without gates, import residents and vehicles by CSV, open resident portals for permits and guest passes, post QR posters for daily parking, and have staff or a patrol partner scan plates in Lotably.

Create your account online, add your lots, and connect Stripe in one sitting. You’re live as soon as you sign up.
Every feature on every plan
Enforcement, daily and event parking, monthly applications and plans, billing, scheduled guest passes, merchant validations, dispute evidence, and reports. Some workflows need configuration or enabling. No add-on modules. Money lands in your own Stripe account
Payments are direct charges on your Stripe account. Lotably never holds your money or pays you out later.

Integrations built at no extra cost
Parking BOXX, ParkMobile, and manual/CSV sessions work today. When another vendor offers an API, we build the connection at no extra cost (the vendor may charge for API access).
Published pricing
Free is $0/month plus 12% of online payments. Starter is $99/month for up to 25 lots, plus 5%. Daily parking is at most 35¢ or 25¢ a session. No quote required.
Runs on the phone you have
Plate reading is built into the officer app, which runs in the browser. Daily parking needs a printed QR poster and nothing else.
Questions about Lotably and Parkade
Is Lotably a good alternative to Parkade?
For open lots where you want permits, guest passes, citations, and daily parking with no fees on drivers, yes. For gated buildings that want spot-by-spot pricing, spot sharing, and a vendor-run support and patrol team, Parkade is built for that and Lotably is not.
Does Parkade charge residents fees?
Its fee page lists a 3% fee on card payments for monthly parking and $0.25 plus 3% on short-term reservations, paid by parkers. Lotably adds no fee for drivers above your posted price by default.
How much does Parkade cost a property?
Parkade does not publish property pricing, and Capterra lists it as contact vendor for pricing. Lotably publishes its pricing: $0 a month plus 12% on Free, or $99 a month plus 5% on Starter.
Does Lotably open gates or integrate with Yardi?
No. Lotably has no gate or property management system integration today. You import residents by CSV, and when a vendor offers an API, Lotably builds the connection at no extra cost (the vendor may charge for API access).
