The main alternatives to Parking Boss for apartments and HOAs are Reliant Parking, ParkM, Parkade, Lotably, ParkingPass.com, Register2Park, and ParqEx. They split into three groups: permit and guest platforms that look a lot like Parking Boss, resident-funded programs that cost the property nothing monthly, and systems that add citations drivers actually pay. Which one fits depends on who patrols your lot and whether you need parking tied to your property management software.

What Parking Boss is and why communities look elsewhere

Parking Boss is now sold by Community Boss, and parkingboss.com redirects to communityboss.com. It handles resident vehicle permits and guest registration: guests scan a QR code on a sign and register in a browser, with no app, and a unit passcode keeps outsiders from using guest parking. Its Field Agent app lets on-site teams, HOA board members, or patrol companies look up plates, record violations with photos, and leave warning stickers, with mobile and fixed license plate recognition available. It integrates with Entrata, RealPage, and Yardi.

The reasons people shop around are mostly practical. Pricing starts at $195 a month, based on units, which is a real line item for a 40-unit HOA. Signup runs through "Schedule a Demo." Parking Boss says it does not provide on-site parking patrol, and its enforcement page describes lookups, photo violations, and warning stickers rather than a ticket that the driver pays online. None of that makes it a bad product. It is a mature registration tool, and it lets you cancel anytime without penalty. But a community that wants violations to end in payment, or wants to stop paying a monthly fee, has reason to compare.

How we compared them

We looked at the things that change a board's or a property manager's decision: whether pricing is published, what the contract says about leaving, who pays (the property, the resident, or the guest), how far enforcement goes (logging a violation, issuing a citation, collecting the fine, recording a tow), and whether you can start without a sales call. Property management integrations matter a lot to some communities and not at all to others, so we note them where they exist. Facts come from each vendor's own pages, checked in October 2026.

The alternatives

Reliant Parking

Reliant is the most direct substitute. It runs a manager portal, a resident app, and an officer app with warnings, violation records with photos, a tow/no-tow decision tool, license plate recognition, and an offline mode for garages with no signal. It integrates with Yardi, RealPage, Entrata, and MRI, and offers 24/7 human support. Its enforcement page doesn't describe citations or fine payment, so like Parking Boss it is a permit and records system that your patrol partner uses.

It fits communities that want what Parking Boss does with a different vendor, especially if MRI is your property management system. See Lotably vs. Reliant Parking.

Pricing: Not published. Reliant says setup costs $0 and that it quotes by community size.

ParkM

ParkM flips who pays. Residents and guests buy digital permits from their phones, and ParkM says the property pays no setup fee and gets no monthly bill, because permit sales cover the software and the property shares in the revenue. Permits are monitored by your enforcement company, and ParkM offers a "No Bad Tow Guarantee" that covers a wrongful tow plus up to 24 hours of storage.

It fits apartment communities that are comfortable charging residents for parking and already have a tow or patrol partner. It is less suited to an HOA where owners expect parking to be free. ParkM says you can cancel on 30 days' notice with no buyout. See Lotably vs. ParkM.

Pricing: No setup fee or monthly bill to the property, per ParkM; residents pay permit prices the property sets.

Parkade

Parkade treats parking as revenue to manage. Residents choose their own spaces in an app that also opens the gate and books guest parking, vacant spaces can be rented by the hour or day, and long-term spaces are priced by location and features. It connects to gate systems and to Yardi and Entrata, and its team handles resident parking issues around the clock, including towing where authorized. It lists enforcement records and plate scanning.

It fits larger apartment buildings with garages, assigned spaces, and real demand for paid parking. See Lotably vs. Parkade.

Pricing: Not published.

Lotably

Lotably runs resident permits, guest passes that residents issue from their own portal under a quota you set, and enforcement in one system. Officers scan plates from any phone, and the system checks permits, guest passes, and paid sessions before a citation is written. Citations carry photo evidence, and drivers pay online by QR code, plate, or ticket number into the property's or operator's own Stripe account, with no fee added to the driver by default. Tow and boot records start switched off and are turned on when the operator asks. Lotably does not check whether booting or towing is allowed where an operator enforces; the operator is responsible for following the law and assumes all risk of using them.

It fits communities and patrol companies that want violations to end in payment and want to sign up online the same day. It has no Yardi, RealPage, or Entrata integration today. See Lotably vs. Parking Boss.

Pricing: Free, $0/month + 12% of online payments (up to 2 lots; at most 35¢ per daily parking session). Starter, $99/month + 5% (up to 25 lots; at most 25¢ per daily session). Month to month. The Free plan page explains how the free tier is funded.

ParkingPass.com

ParkingPass ties digital e-permits to a vehicle's plate and the last six characters of its VIN, and its help center says patrol teams use license plate readers on routine patrols to identify authorized vehicles once property management approves them. If a plate or VIN changes, the resident has to update the account, or the patrol will no longer recognize the vehicle.

It fits communities whose patrol partner already runs LPR and wants a plate list to check against. See Lotably vs. ParkingPass.com.

Pricing: Not published for properties.

Register2Park

Register2Park is a guest registration site and app. Visitors register their vehicles within the time and usage limits the property sets, and the property's independent towing or enforcement company does the enforcing; its terms say those companies are not owned by its parent. An optional Pay2Park feature charges guests, and guests pay a service fee on paid registrations.

It fits properties whose tow company already supplies it and that only need guest registration. See Lotably vs. Register2Park.

Pricing: Not published.

ParqEx

ParqEx is a broader proptech platform. Its Enforcer app lets registered enforcement providers search vehicles by plate or space, scan plates with a phone, log violations with photos, email or print tickets, and keep a do-not-tow list across many properties. Around it sit gate and door access control, guest reservations, and space rentals.

It fits condo and multifamily buildings that want access control and guest parking from one vendor. See Lotably vs. ParqEx.

How to choose

Start with who patrols. If a tow company already walks your lot and only needs to know which plates belong, a registration tool (Register2Park, ParkingPass.com, or ParkM's permit model) may be all you need, and your tow partner may already use one of them. If your own staff or a patrol company issues tickets, look for a system where the ticket can be paid online, or you will be chasing payments by hand. Our guide to apartment parking enforcement covers that workflow.

Next, decide who pays. Parking Boss and Reliant bill the property. ParkM passes the cost to residents through permit prices. Register2Park charges guests a service fee on paid registrations. HOAs in particular should check whether their governing documents allow charging owners for parking before choosing a resident-funded model.

Then check integrations. If move-ins and move-outs must update parking automatically from Yardi, RealPage, Entrata, or MRI, your shortlist is Parking Boss, Reliant, or Parkade. If you can live with a CSV import, the field opens up. Finally, ask every vendor for the contract before the demo. "Cancel anytime" and "30 days' notice" are very different from an annual auto-renewal, and most of these vendors don't publish their terms.

Switching without a gap in enforcement

Because Parking Boss lets you cancel anytime, the safest switch is to run both systems for a few weeks. Export your resident roster and vehicles, load them into the new system, and give residents a date after which guest registration moves. Keep the old guest page live until then so nobody gets towed for registering in the wrong place. Change the signs at the entrance on the same day guest registration moves, since the sign is what tells a visitor where to register and what happens if they don't. Our guest parking guide has a checklist for that changeover, and the switching guide covers moving data between systems.

Common questions

What is the closest alternative to Parking Boss?

Reliant Parking is the closest like-for-like option: resident permits, guest permits, an officer app with tow/no-tow decisions, and integrations with Yardi, RealPage, Entrata, and MRI. If you also want citations that drivers pay online, compare platforms that include a payment step, because Parking Boss and Reliant both center on permits and violation records.

How much does Parking Boss cost?

Community Boss says Parking Boss starts at $195 a month, priced by the number of units in the community. It says you can cancel anytime without penalty, with no refunds for service already paid. Signup runs through a demo request.

Is there a free alternative to Parking Boss?

A few models avoid a monthly bill. ParkM says properties pay no setup fee and no monthly bill because residents buy their own permits. Lotably's Free plan is $0 a month plus 12% of online payments for up to 2 lots. Register2Park only registers guests, with enforcement left to an independent tow or patrol company. Each shifts the cost somewhere else, so ask who pays and how much.

Does Parking Boss do the enforcement itself?

No. Parking Boss says it does not provide on-site patrol. Its Field Agent app lets your staff, board members, or a patrol company look up vehicles, log violations with photos, and leave warning stickers. If you switch, decide first who will patrol, because most alternatives also leave that to you or a partner.
